Shah Rukh Khan’s Mannat Renovation Faces Legal Hurdles: Activist Challenges Approval Process

Bollywood superstar Shah Rukh Khan’s iconic Mumbai residence, Mannat, was set to undergo major renovations. However, the project has now encountered legal obstacles after allegations of violations in securing necessary approvals. Social activist Santosh Daundkar has raised concerns regarding the renovation and has urged the National Green Tribunal (NGT) to intervene and halt the ongoing work.

Shah Rukh Khan, along with his wife Gauri Khan and children Aryan Khan, Suhana Khan, and AbRam Khan, had planned to temporarily move out of Mannat to a rented property for the next two years due to the renovation work. However, as per legal reports, activist Santosh Daundkar has approached the NGT, alleging that Khan and the Maharashtra Coastal Zone Management Authority (MCZMA) bypassed the necessary environmental regulations.

According to a report from Bar & Bench, the activist claims that Shah Rukh Khan violated Coastal Regulation Zone (CRZ) norms, which are mandatory for any renovation at Mannat. Since Mannat is located close to the coastline, any structural changes must receive clearance from the MCZMA before proceeding.

Mannat: A Grade III Heritage Structure

The Mannat bungalow is classified as a Grade III heritage structure, meaning it holds architectural and cultural significance. As per regulations, any modifications or expansions on such properties require prior approvals from relevant authorities.

Daundkar’s petition claims that Shah Rukh Khan intends to expand his six-storey mansion by adding two more floors, which allegedly violates the permitted guidelines. The activist has called upon the NGT to take immediate action, citing legal discrepancies in the approval process.

Allegations of Fraud in the Housing Merger

The controversy surrounding Mannat’s renovation extends beyond environmental concerns. According to Daundkar’s appeal, Shah Rukh Khan allegedly merged 12 one-bedroom flats meant for mass housing into a single residential property for his family. The activist claims this act constitutes fraud, as those units were initially designated for affordable housing projects and not for private ownership.

While these allegations have sparked widespread discussions, the NGT has requested Santosh Daundkar to present concrete evidence to support his claims. Without proper documentation, the tribunal may dismiss the case due to a lack of compliance.

NGT’s Response and Next Hearing Date

In its statement, the National Green Tribunal has directed the petitioner to submit substantial proof of the alleged violations. The tribunal, led by Judicial Member Dinesh Kumar Singh and Expert Member Vijay Kulkarni, issued a notice stating:

“If any violation of the above procedure has been committed by the Project Proponent or the MCZMA, the same may be submitted by the appellant specifically along with the evidence in support of that, within four weeks. Failing which, we would be left with no option but to dismiss the present appeal for non-compliance of the order of this Tribunal, at the stage of admission itself.”

The next hearing for this case is scheduled for April 23, where the tribunal will review any additional evidence submitted by the petitioner.
