It records the agreement between the buyer and seller and serves as legal proof of the transfer of ownership. Without a properly executed Sale Deed, no land registry can be considered valid.

Before completing land registration, it is necessary to ensure that there are no pending dues or liabilities on the property. This includes unpaid taxes, land revenue, or other government charges. If there are any dues, they must be cleared before the registration can take place. Ignoring this step can create legal complications for the buyer in the future.
